How to price your parking spot in Prague

July 11, 2026 · Guides for hosts

Pricing a parking spot is easier when you stop trying to find one perfect number. Your price is a trade-off between location, convenience, supply, and the hours you are willing to give up.

Start with the location

A spot near a metro station, office cluster, hospital, university, hotel, or event venue can solve a more urgent problem than a similar spot farther away. Compare the walking route from the entrance, not just the map pin. A private space near Karlín, Vinohrady, Nusle, or a venue page may attract different kinds of demand.

Charge for convenience, not decoration

Covered access, lighting, a wide bay, a simple gate, and reliable instructions all reduce friction. A narrow ramp, awkward turn, or unclear key handoff does the opposite. Be honest: drivers will pay for a spot that feels easy to use, but they will not reward a premium that the listing cannot explain.

Match price to availability

A space available every day can support a different monthly pattern from one available only on weekday mornings. Short windows may still be valuable if they match commuters, residents with visitors, or event traffic. Start with the hours you can keep and adjust after you see real demand.

Look at alternatives

Compare the total experience with nearby street zones, public garages, P+R, and other private spaces. You do not need to be the cheapest. A confirmed spot, a short walk, and clear access can justify a price above an uncertain street search.

Avoid copying a price without checking what it includes. One listing may include a remote, covered parking, and all-day access; another may be an open-air bay with a strict time window.

Test, then improve

Use the earnings calculator to model a range, publish a clear first version, and watch the signals: views, bookings, questions, cancellations, and reviews. If many people view but nobody books, the issue may be price, photos, location wording, or access confidence. If every available slot disappears immediately, you may have room to revisit the price or expand your hours.

Keep the description aligned with the number. A reliable, accurately priced listing usually performs better than a high price attached to vague details. Start hosting on Figpark when your space and availability are ready.
